Sevilla is a municipality and the capital of a province that carries the same name, and INE labels the two identically. On the Censo Anual de Poblacion at 1 January 2025 the municipality had 688,714 residents; the province of Sevilla, on INE's padron for that same date, had 1,976,624. Any Sevilla figure quoted at you without that distinction is worth checking, because both are real and they are not the same place.
Foreign residents are counted two ways here and the two do not agree. INE publishes 57,894 foreign nationals in the municipality, roughly one resident in twelve, and 80,781 residents born outside Spain, a little more than one in nine. Both are census counts for 1 January 2025 and both are INE's own published totals rather than our arithmetic. Colombia is the largest origin on either measure, with Morocco second on both.
Idealista's July 2026 asking-price report prices seventeen of the eighteen Sevilla districts it lists, and that spread is the most useful thing on this page for a buyer. Centro sits at the top of that table and Torreblanca at the bottom, with Los Remedios, Triana and Nervión in the upper half and Cerro Amate and Parque Alcosa near the floor. Valdezorras - El Gordillo is in the selector but carries no price at all.
The verdict
The upside is real. So is the downside. Both matter more than any brochure will admit.

Idealista's July 2026 report publishes an asking price per square metre for seventeen of the eighteen Sevilla districts it lists, so you can compare areas against each other rather than work from one city-wide average.

Mild winters on the published AEMET record
The Sevilla Aeropuerto station, whose printed municipality is Sevilla, gives January an average of 10.9 C and an average daily maximum of 16.0 C across the 1981 to 2010 normals, with 539 mm of rain over the year.
An airport carrying real passenger volume
Aena recorded 9,686,487 passengers at Sevilla airport across the full 2025 calendar year. That is a scale of service worth weighing if you expect to fly in and out often.
Five Cercanias lines listed at Santa Justa
Adif's page for Sevilla Santa Justa lists five Cercanias entries with their routes as printed. That is what Adif lists at the station; we publish no frequencies and have not verified service on each.
One metro line running, not a network
The Junta de Andalucia's metro pages set out Linea 1 with twenty-two stations and mention no lines 2, 3 or 4. Line 3's subtramo III began construction on 20 June 2025, on a first execution phase given as eight years.
The name collision hides which figure is which
INE returns a byte-identical label for city and province: on the padron for 1 January 2025 that is 689,423 for the municipality and 1,976,624 for the province. On Idealista's region page a bare Sevilla row links through to a province web address.
No single reference hospital is published
The Servicio Andaluz de Salud publishes separate centre entries for Virgen del Rocio and Virgen Macarena, and no SAS source names one reference hospital for the municipality, so we leave that field empty rather than guess.
One listed district has no price at all
Valdezorras - El Gordillo appears in Idealista's July 2026 district selector but not in the priced table. For that area the report gives no asking price and no annual change to work from.
The published summer record is severe
On the 1981 to 2010 normals for Sevilla Aeropuerto, July has an average daily maximum of 36.0 C and August 35.5 C, with two millimetres of rain in July and five in August.

Sevilla is hard to quote accurately, because the province wears the same name as the city and INE's own labels do not separate them. If you take one thing from this page, take the habit of asking which of the two a number refers to before you act on it.
If you are weighing Sevilla against other inland Andalusian options, the comparisons that matter are practical rather than scenic. Córdoba has an airport, but Aena recorded 30,797 passengers there across 2025, roughly eighty-four a day, so it is not an airport in any sense a buyer would plan around. Granada's metro is a single line, opened on 21 September 2017, with a southern extension under construction and no completion date published. Ronda is a far smaller municipality in Málaga province, and its rail position needs checking rather than assuming: from 30 April 2026 Renfe carried Madrid to Algeciras Alvia passengers by road between Antequera Santa Ana and Ronda, with no end date printed, and we have not established whether that still holds.
